LETTER FROM THE PRESIDENT

JAN/FEB/MAR 2020

Another annual meeting is in the books. Although we had a decent turnout, we still had only 4 candidates for 5 positions. Fortunately, we were able to convince a new resident to join us in 2020. His name is William Earnest and will be our Financial Director. William (Bill) was President on a previous HOA and has served in financial positions with other entities.

Bill Drake joined our Board this year after living here for numerous years. Bill is well known for helping many of our residents with home and yard issues. He has volunteered his time and efforts to the social committee events and has repaired various broken items in and around the clubhouse – too many to list actually.  Bill will be leading the ACC team of homeowners through the homeowner improvement requests.

Welcome, Bill and Bill! We are blessed to get your talents. 

We did achieve a quorum of votes and that allows us to go forward with our 2020 proposed budget. The 2019 budget produced an end of the year surplus of over $37,000 of unspent monies. This is in addition to the $36,500 which was placed into the reserves either through the capital program or monthly unspent dollars that was accounted for by budget designation.  We spent almost $42,000 out of the reserves in 2019 for various improvements that were not part of our day to day budget. Overall we ended 2019 with a surplus of $31,500 so hopefully, we can duplicate that feat in 2020. 

Looking forward we see less delinquencies beginning with 2018 – $50,000, $30,000 in 2019 to $23,000 in 2020. A large amount of the 2020 debt has been placed in agreed-upon payments which will bring those accounts current in the near future. This can be attributed to our aggressive and compassionate resolve to ensure everyone is paying their fair share. Shirley Cox our Secretary has taken the lead on this and works very closely with legal and CMA to ensure a good resolution. 

I’ve spent most of my time talking about money which I believe is paramount to having a solid HOA, one that others would love to live in. Think about this, you move into Centennial Commons and you gain $1,600 of wealth immediately ($479,000 our bank account divided by 300 homes). I’ve said that the Board’s mission has to be the value of our homes. This thought should be in every decision we make, it (the decision) has to revolve around the thought of how will this improve the price of homes in our community. 

Lastly, a successful community is one that knows and interacts with its neighbors. We have a social group that has events that attempts to get you out of your homes to interact with others. If you can find the time please try to participate and or join the committee if you’d like. We are always looking for new ideas and people to help.

Wine Tasting Event

Saturday, March 7, 2020
7:00 pm

A new event that the committee hopes will lure out the new and old-time residents to meet each other. Drinks and food will be provided by the HOA. There will be non-alcoholic drinks along with a few beers for those that don’t like wine. Oh my! The wines provided will be selected by the committee and will include some of their favorites I’m sure. Come join us for some easy conversation and meet your neighbors.

Bunco

Saturday, March 14, 2020 and
Saturday, April 18, 2020
6:30 pm

Bunco is a dice game that is fun and easy to play. Bring $5 per person, a snack dish to share and your drink of choice. We have a social half-hour between 6:30 and 7 to meet and greet. A game usually lasts from 7 to 9 or 9:30 dependent on the crowd. Come meet your neighbors!

Kid’s Easter Egg Hunt
Sunday, April 5, 2020 2:00 pm From 2:00 – 2:30 pm, the Bunny will visit the clubhouse for pictures with the kids and there will be crafts for the children. At 2:30 pm, we will divide the children into age groups and let them loose to find as many plastic eggs as they can. Inside these eggs will be edible goodies. Also, there will be a few special eggs that can be traded for gifts. Mark your calendar!
Ladies’ Game Day
TBD Elaine Drake, Social Leader, sets up a day once a month (Thursday usually) for the ladies to get together to chat and play games. Elaine normally posts the dates, times and particulars on Facebook. Watch the calendar on our website and Facebook for the next date.

News in the Neighborhood

Best Holiday Decorated Home

The Social Committee, for the first year, had a contest for the best Holiday decorated home. There was a $50.00 Home Depot gift card to the winner and a $25 prize for second. The winners were 1st Jason & Chrissy Boone and Kim & Stephanie Davis. Congratulations to the winners and thanks to the residents for sprucing up their homes during the holidays. Good luck next year!

The “Report a Violation” page on our website is up and running. Please take the time to review it and make sure to report any violations through this site.

Landscaping News

Please do not call Kathy Andregg for landscaping issues in 2020. All landscaping issues will be submitted to our email centennialcommoner@yahoo.com. WWe will then forward to the 4 Seasons managers for attention and remediate action. Once the issue is resolved we will notify the resident of the correction or action recommended by 4 Seasons. We have burned out 3 volunteer Landscape Directors since I’ve been on the Board. We need to change the way we address issues so no one person is handling everything. While I’ll take on the challenge I will have many helping me through this endeavor. Have patience and I’m sure we will be able to handle most anything that arises.

Important: The 4 Seasons crew will be cutting back bushes that need the hard trim. If you do not want it done you need to let the HOA know ASAP. If you chose not to trim your bushes you may be cited later if they become unsightly and will have to trim them yourself at your cost.

Tru-Green applied its first lawn treatment of the year February 14. There will be 5 others that will be done periodically throughout the growing season. These are applied to the front and side yards at no extra cost to you as they are covered in your monthly dues. If you want your backyard treated at the same time you must get on a list maintained by 4 Seasons and you will have to pay separately for those. The charge is $16 per treatment and payments are made directly to 4 Seasons. Call Linda Lane at 4 Seasons to get on that list at 770-452-4455. Our next turf treatment will be around April 18 so call now to get on that list for the April treatment.

The crew will start to “scalp” the lawns in mid to late March with mowers to bring down the grass tops. They currently are working at pruning back Crape Myrtles and roses in front and side yards. Front and side yard bushes will be fertilized in April.

4 Seasons is reviewing our holly bushes to determine if they need to be “hard pruned”. This is done periodically to keep these fast growing bushes from becoming too large for their space but we want to warn you that the end result can look startling and some residents have opted out of this treatment because they are afraid their bushes will die. We assure you that this will not be the case and the hard prune will only apply to the corner hollys at your house, not all the bushes. If you want to opt out of this hard prune for your hollys please email the Board asking for no hard prune.

Traffic Road Community Issues

Colin Ferguson has volunteered to be our communications person who will help the Board with issues that require interactions with city, county, state and police personnel, just to name a few.

We welcome Colin who has plenty of background and expertise in many issues that seem to affect our small area of Cobb and Cherokee counties. Here is the latest from Colin who worked on a report on speeding in the neighborhood called traffic calming:

Traffic Calming:

After contacting the Cobb County Police and Cobb County Transportation, here are options for the community curb speeding in our neighborhood:

  1. The HOA could install signs on our property to remind residents to slow down. Cobb County is responsible for maintaining the roads and signs, but we could install signs along the road, on our property, at our cost, to remind people to slow the heck down.

    This option requires minimal involvement from residents, and a minimal commitment of community finances.
  2. Create something like a neighborhood watch by working with Cobb County police through the Community Affairs Unit. This community initiative would help us identify and report speeding vehicles and other problems at the community. This option would require significant resident and community involvement.
  3. Request speed enforcement from Cobb County Police.  Residents can go to the police precinct and complete a complaint about speeding, or do so online here: https://cobbcounty.seamlessdocs.com/f/traffic_complaints.  People submitting complaints are required to submit their contact information, and information about the speeder, such as car color, make, model and license plate #. This option could be combined with option 2. This option requires individual involvement and may result in residents getting traffic tickets if the police get enough complaints to patrol the area.
  4. Request a traffic study for the area, where police would monitor speeds along Centennial Commons Drive. Only if the study determines there is a need would we move to the next step: submitting a petition to the county for speed humps.  (Speed humps are not the speed bumps you see in parking lots but are the longer lower humps you see in many neighborhoods throughout Atlanta.) This is a lengthy process which would require patience and commitment of volunteers.
  5. As the board previously suggested, the community could hire an outside service to provide traffic calming and neighborhood patrols.  When this idea was brought up last year at a monthly meeting, it was clear that there is no consensus at the community, but that could easily change.  This option required a commitment of money rather than time and community involvement.
  6. Do nothing for the moment.  Wait and see if the problem gets worse.

To solve this issue, it will take a commitment of time and energy from people at the community. The Board is happy to assist and provide framework and direction. Speeding complaints should go to the police first, and then provide a copy or the details of the police report so we can track them. Other News

Bike Rack

If you haven’t noticed we had bike rack installed at the tennis court by the walkway to the playground. This will eliminate bikes or other wheeled items from being stored in the breezeway. Remember to lock your stuff at the rack to prevent theft.

Homeowners Must Be Present with any Visitors Using the Amenities

If you or your family bring or allows visitors to use the HOA amenities, some adults from your household must be with them continuously while they are using the amenities.  We have had numerous occasions of visitors who are unaware of our rules and become offended when we tell them to follow the rules and procedures. Please help us with this issue.

Holiday Decorations

Remember to put your decorations in the pine straw if we are still mowing. Decorations should be removed promptly after the holiday is over. Thank you.

Tennis Court Usage

The tennis courts are made for playing tennis and pickle ball. Any other activities can result in damage to the courts, nets and fencing. Skateboarding and roller blades will result in damage to the surface. Additionally, proper footwear is required to protect the surface and the user. The costs to maintain the courts are in the thousands and therefore we need to follow the procedures for playing at the courts. Please respect this amenity.

Facebook Page

Our Facebook page is the best and fastest way to get immediate information regarding the subdivision, i.e.; looking for recommendations on home issues, posting events in the community, lost dogs, found dogs, and yes, even our recent bear sighting! If you have not already done so, please go to CCHOA in Acworth on Facebook and ask to join the group. We need to remind homeowners that this page is not somewhere to post a personal grievance that you feel the board should handle.  The board does not handle the CCHOA business via FB. If you want the board to act on a complaint, make sure to send an email to centennialcommoner@yahoo.com.  Your email will be forwarded to the proper person to handle. (Make sure to take the time to read the conduct policy regarding all posts.)

Email

The other way to get information is to join our email list. You are getting this because we have your email information and can send you important information quickly. If your neighbor doesn’t know why they are not getting this, it’s because the Secretary, Shirley Cox, does not have their info. Tell them to drop her a line at shirleycchoa@gmail.com. And she will add you to our community email list.

Parking

The covenants prohibit parking on the street. Consistent violators will be fined. Also if you’re unavailable to move your car at any time you are in violation of the fire code and could be ticketed according to Cobb County Police. Our streets are too narrow to allow parking in the street. If you need to park your car short term, try to park on one (right) side of the street. Don’t create a blockage (where two vehicles are face to face) on the road and be mindful of your neighbor’s ability to get out of their driveway.

One other item I will mention, there we will be major changes to our front entrance landscaping in the next month to replace the 16 year old, over mature shrubs that we have out there right now and improve sight distance uphill on Woodstock Rd.

Pickleball

The pickleball group had started back up playing with the warmer weather arriving but things sort of stopped because of a lack of players.  If you are interested in playing let us know at centennialcommoner@yahoo.com. A paddle and balls are supplied so all you need to do is wear comfortable clothing and tennis shoes.

Instructions will be provided. If we have enough interest we play very Saturday at 10 AM until June and then move the time back to 9 AM due to the Atlanta heat.

Dog Feces

We have received many complaints regarding homeowners who walk their dogs and do not pick up after their dog. Neither the board nor CMA has any recourse to this action without specific information. In order to notify CMA to issue a violation, we must have either the dog owners name and/or address.  Also, if possible take a photo and include it, would be helpful.  Just a photo by itself, without any other information renders us helpless to pursue the homeowner.

Roofs

As I’m sure you’re aware of we’ve had problems with the roofing shingles that the original builder installed. Many residents have replaced theirs but there are many more homes that may need it to be done. The insurance companies and roofers are well aware of our issues so be careful with both. Review your insurance contract yearly as some insurance companies are writing in a different coverage for roofs that may raise your deductible for a replacement. Others are insisting on partial replacements (that most likely would be unacceptable to the HOA) or temporary repairs until what time the roof runs out of life and or they will only pay a small portion of the cost. Also be very careful of whom you hire as some these companies go out of business within one or two years and who would you go back against for poor workmanship if they no longer exist.

Letter From the President – December 2019

Santa came to Centennial Commons on Dec. 8 and so did many children and adults with cameras!  Over 60 people attended and by appearances, everyone had a great time except for a few toddlers who weren’t real thrilled with Santa! A couple of tables were set up for the children to do crafts and a table of sweet snacks and drinks were close by. Thanks to Elaine Drake and her social team for planning and running the program. 2019 is coming to a close and overall it has been a very good year for the community. Financially we are in good shape for many years to come barring any type of catastrophe. We had many volunteers step up and help us throughout the year which makes the Directors work much more manageable and enjoyable. Speaking of those interactions I personally have met some nice, hardworking residents who I might not have met if not for this HOA position. I feel blessed for those opportunities.

I would be remiss if I didn’t reach out to all of you once more to consider a position for the Board. We have a ballot of four volunteers currently. Our covenants say we need 5 and the work distribution quantifies a 5 director Board. Please contact us if you find you can provide that help to your community.  

As the year closes I do wish everyone good health, wealth, family and brotherly love for now and the future. Wishing you a Merry Christmas, Happy Holidays and a joyous New Year. Thanks to all of you that support us and provide us with constructive feedback.

Time To Think About Being A Board Member

The Board will be losing two very special people this year, Kathy Andregg, Landscaping Director, and Cindi Endsley, ACC Director. We need to have 5 directors so I’m asking and begging some of you to step up and help the community. We have help from many residents as volunteers but we need one more full-time director help now. We will try to find a fit for your skills so you will be comfortable.

Upcoming Social Events

New Year’s Eve Casino Party – Dec. 31, 2019, 7:30 pm

The White Tie vendor will be hosting our New Year’s Eve party for the second year in a row. We plan on having 4 black Jack tables up and running between 7:30 to 10:30 PM. The clubhouse will open at 7 PM for residents to arrive. A $5 per person charge will be collected at the door. We ask you to bring your drink of choice and a snack dish to share. The HOA will provide ice and ham plus paper plates and plastic ware. The casino event will end at 10:30 PM, and then prizes for the top two money winners and a raffle drawing for gifts will be held. Then we will watch the ball drop and have a toast for the new year with some fellowship immediately afterward. The festivities will end promptly at 12:30 AM.

Annual Board Meeting Date – Jan. 20, 2020

January 20 will be our annual vote and meeting date. The clubhouse will be open from 8 AM to 6:45 PM to accept proxies from residents that didn’t send them via mail or drop them off at the HOA mailbox. We will have copies of the proxy there if you lost yours.

Annual Meeting Format

Just a reminder the annual meeting is an election meeting and usual Board business will not be done. The ballots will be counted by CMA and volunteers to determine first if we have a quorum and if so then we can continue with the election of Board members. Last year we had a Q&A session during the count of the ballots. Once the new Board is presented to the attendees the meeting will adjourn and the new Board will hold a brief executive session and determine the officer holders (President, Vice President, Treasurer and Secretary). After which the responsibilities will be assigned (Landscaping, Amenities, Social and ACC).

New Webpage

A new webpage will be on our site before the year is out. Our Secretary Shirley Cox is working with Tracy Gibson to finalize this important resident page. Included on this page will be information on how to file a complaint with CMA or Cobb County and important phone numbers. Thank you, ladies, for your efforts in this project!

Financial Information

Monthly fees will stay at the current amount of $87.50 for 2020. Remember you have to get your payment in by the 10th of every month or expect a $10 late fee. Our current income and costs for Nov. 30, 2019, are as follows:

Total Equity $473,582.73 of which includes Operating, Reserve, high-interest cash and a CD of $100 K.

Expenses $258,094.77

Admin – $34,742.61 – that is 13.5% of our budget costs, inclusive of legal fees and legal income

Landscaping – $145,836 – that is 56.5% of our budget costs, inclusive of aeration and pine-straw distribution

Recreation – $30,703 – that is 12% of our budget costs

Repairs & Mtce – $36,000 – that is 14% of our budget costs, inclusive of reserve spending

Utilities – $10779 – that is 4% of our budget costs

We plan on purchasing 2 to 3 CD’s of $100,000 in January of 2020 to increase our interest income.

Other News

Replacing the Spin Bike

The new spin bike is operational at the fitness room. Enjoy! The old bike was sold to a resident and the money was deposited in the general fund.

Rental Homes

We have 38 homes being rented in the community. 17 homes are owned by LLC and 21 are owned by non-LLC owners. Our maximum allowed rentals are 45 homes. Once we reach that maximum number, no more homes will be allowed to rent unless they can show hardship to the Board.

APRIL 2019 – President’s Letter

LETTER FROM THE PRESIDENT

It’s April already! I haven’t sent a letter out since December. Although it seems like a long time, we’ve only had one full meeting since our annual meeting in January. Also, we decided to move the March meeting due to members unable to attend. As of right now the April meeting is planned to be held at its normal date. Well it’s time I get you caught up.

We had a great time at casino night on New Year Eve. Over 50 participants attended the function and all seemed to enjoy themselves. Thanks to the Social committee for organizing and running the event.

We continue to see the homes in the subdivision selling quickly and for some very nice prices. Many of the homes are being sold to single family homes which work to keep the value of our home high. Our rental cap is very close to the limit of 15%. Once that is reached, we will not allow new renters until we have room.

The new coupon books have noted the final date for a payment in any month is the 10th. You must have your payment in CMA’s hand by that date or face a $10 penalty. The monthly payment is actually due on the 1st but you are given 10 days to get the payment in. Please make sure you are giving enough time for your payment to be received and avoid the penalty.

COMPLAINTS

I know we have addressed this before but bear with me as I try to educate those that may have not read down far enough to see my previous writings on this subject.

  1. The Board does not intend to be your intermediary in any of your disagreements with your neighbors. You need to resolve them if possible, with the neighbor. If the offense is covered in the covenants, the violation will be processed through CMA. That’s why we pay them. The Board has to live with those that live here. We do not take sides except the side of the covenants.
  1. We as a board, take seriously every complaint that is sent to us. Sending emails telling us that we have done nothing, is extremely offensive to those of us who are pursuing your complaint with diligence. Remember, the board is legally obligated to follow the rules of our covenants. Letters are sent, fines are issued and that usually will alleviate the violation.  However, there are times that these warnings are ignored the violations continue, and then need to be turned over to our attorney.  The wheels of justice turn slow, but they do turn!  Laws need to be followed, and unfortunately, time is not on our side.  The laws give the violator every opportunity to correct their violation.
  2. Telling us that you can do better than we can, or that the other Boards did much more or they did it better is not appreciated or helpful. If you have a good suggestion that’s fine, but if it requires plenty of work to accomplish it, I’d suggest you be prepared to get involved to complete it.
  3. The board members also have a vested interest in correcting violations. We live here too and our home values are affected as much as yours.

All of your Board members spend many hours volunteering their time to take care of your investment at no cost to the HOA.   Remember that when you decide to get on your high horse…

PROCESS:

  1. If you are unsure of your available options you can submit your complaint via our website at https://centennialcommonshoa.org under “contact us” or write us at centennialcommoner@yahoo.com.
  2. You may also contact Melody Daniels at CMA. Melodydaniel@cmacommunities.com. We do prefer you include the Board in your communications with CMA as we can help track the progress and ensure that timely actions are taking place.
  3. The Board does not do drive arounds to look for violations. CMA does a drive through twice a month. But they will not see everything, nor do they know if a car has been parked for a long period of time.

If you have an issue, you need to alert them as explained previously. Will it require some pictures, addresses and information that only you are aware of? YES. So be prepared to provide that if you want resolution.  Be diligent in your follow up of the complaint, as many of them will depend on your communications with the board and CMA.

Lastly, there are reasons that past Board members are no longer serving and one of them is they get burned out. I’m trying not to let that happen to this current Board. I hope you understand our stance on this.

Basketball Court Closing

Soon the basketball court will be closed for a week to maybe two weeks for renovations. There will be a sign posted at the entrance and the door will be chained and locked. Once we are aware of the work date to begin we will send out a Facebook post and email blast.

Upcoming Social Events

Bunco – April 13 and May 11, Bunco is a simple dice game and can be easily learned during the playing of the game. Bring $5 to play and a dish to share and whatever type of refreshment you’d like to drink while playing. Social time begins at 6:30 and the dice rolling starts at 7 AM. Come join them and meet other neighbors.

 Kids Egg Hunt – April 7th , 2 PM, The Easter Bunny will visit the clubhouse for pictures with the kids and then we will hunt for the eggs!

The pickleball group has started back up playing with the warmer weather arriving. A paddle and balls are supplied so all you need to do is wear comfortable clothing and tennis shoes. Instructions will be provided. They play every Saturday at 10 AM until June and then move the time back to 9 AM due to the Atlanta heat.

New Game Day for the ladies

Recently Elaine Drake set up a day once a month for the ladies to get together to chat and play games. Elaine normally posts the dates, times and particulars on Facebook. Watch the calendar and Facebook for the next date.

Spring Garage Sale

Every spring the HOA will designate a weekend for a subdivision yard sale. We’d appreciate many of you to participate in this that are planning to have a garage sale as it brings traffic in to the subdivision one weekend out of the year versus many times a year. The thinking is the first weekend in May, May 3 & 4, will work for those involved to get the signs out, etc. Please plan accordingly although there will be plenty of communication before the event.

POOL NEWS

Splash has initiated the process of getting the pool ready for the upcoming swim season. As in the past, the pool will open the first week in May. The scheduled date is Saturday May 4. Let’s hope all goes well and we can open on the scheduled date. I will tell you, the water will be very refreshing those first couple of weeks!

Pool party summer dates will be June 15, July 13 and August 10. Save the dates for some family fun…

Entrance Overhaul

Soon we will begin replacing some overgrown and old bushes at the entrance of the subdivision. At our past few meetings the attendees thought we needed to spruce up our entrance and after some Board discussion we agreed that it was time for a fairly large overhaul. Obviously, this will require some money and we will pull the funds from our reserve account. Kathy and her landscaping team are working on the design and with our landscapers on the costs and work to be completed. Also a LED light will be installed at the pillar next to the clubhouse.

LANDSCAPING NEWS

The Bermuda grass has had a slow time “waking up” after so much rain and chilly night time temperatures. We’ve already had one turf treatment from Tru-Green to our front and side yards and the second one is due in mid-April and will be a granular pre and post emergent weed control application.

New Residents take note; I have noticed that there are turf treatment signs out at a few resident’s homes during my walks around the neighborhood that do not coincide with our regularly scheduled treatments with Tru-Green through 4 Seasons. 4 Seasons subcontracts out 6 turf treatments during the growing season for your front and side yards so there is no need for a resident to hire a separate company to do your front and side yards. In fact, doing that can actually harm the health of your turf by doubling up on fertilizer and weed control that can weaken and kill your grass. The 6 turf treatments that we get from Tru-Green are included as part of your monthly dues so they are already paid for. So, save your money and let our neighborhood contract with Tru-Green do the work for you.

One other item I will mention, there we will be major changes to our front entrance landscaping in the next month to replace the 16-year-old, over mature shrubs that we have out there right now and improve sight distance uphill on Woodstock Rd.

Roofs: As I’m sure you’re aware of we’ve had problems with the roofing shingles that the original builder installed. Many residents have replaced theirs but there are many more homes that may need it to be done. The insurance companies and roofers are well aware of our issues so be careful with both. Review your insurance contract yearly as some insurance companies are writing in a different coverage for roofs that may raise your deductible for a replacement. Others are insisting on partial replacements (that most likely would be unacceptable to the HOA) or temporary repairs until what time the roof runs out of life and or they will only pay a small portion of the cost. Also be very careful of whom you hire as some these companies go out of business within one or two years and who would you go back against for poor workmanship if they no longer exist.

Tennis Court Usage

The tennis courts are made for playing tennis and pickle ball. Any other activities can result in damage to the courts, nets and fencing. Skateboarding and roller blades will result in damage to the surface.

Additionally, proper footwear is required to protect the surface and the user. The costs to maintain the courts are in the thousands and therefore we need to follow the procedures for playing at the courts. Please respect this amenity.

In home businesses

There are certain restrictions in our Covenants for running a business out of your home.   Refer to Article 8.1 Residential Use for a detailed explanation.

Clubhouse Rentals Issues

We find that when there are children present at clubhouse rentals or when using the amenities at the clubhouse, they become bored and will entertain themselves either in the hallway or enter the fitness room when they are not of age. You the parent are responsible for their behavior. Please keep an eye on your children or your guests to make sure no one is injured or property is damaged. You the key holder will be held accountable.

Dog Feces

We have received many complaints regarding homeowners who walk their dogs and do not pick up after their dog. The residents have asked us to do something about this. As much as we agree that this is a very inconsiderate action, neither the board nor CMA has any recourse to this action without specific information.

In order to notify CMA to issue a violation, we must have either the dog owners name and/or address.  Also, if possible, take a photo and include it, would be helpful.  Just a photo by itself, without any other information renders us helpless to pursue the homeowner. All names of those filing a complaint are kept completely confidential as we protect the privacy of our homeowners.

Facebook Page

Our Facebook page is the best and fastest way to get immediate information regarding the subdivision, i.e.; looking for recommendations on home issues, posting events in the community, lost dogs, found dogs, and yes, even our recent bear sighting! If you have not already done so, please go to CCHOA in Acworth on Facebook and ask to join the group. We need to remind homeowners that this page is not somewhere to post a personal grievance that you feel the board should handle.  If you want the board to act on a complaint, make sure to send an email to centennialcommoner@yahoo.com.  Your email will be forwarded to the proper person to handle.

NOVEMBER & DECEMBER 2018 – President’s Letter

LETTER FROM THE PRESIDENT

 

Ahh, the last letter of 2018, is that a good thing? The year has sped by quickly. Many of us are trying to get ready for the holidays. Hectic times this time of year. Luckily the HOA is in great shape and needs only fine-tuning before the New Year.

You should be receiving or received a mailing from CMA with the 2019 ballot, budget and CMA payment coupons enclosed. Review the budget and the ballot and please vote one of the ways listed in the mailing. We need 20% of the homes to vote to establish a quorum to proceed with our Board and 2019 Budget. We will have again, all-day voting at the clubhouse on Jan. 21, 2019 from 7 AM to 7 PM. You can drop off your ballot that day if you like, a Board member will be there to assist you in your voting or take your ballot. You will need to sign the sign-in sheet when you vote at the clubhouse.

There are very minute differences between the 2018 & 2019 budgets. The Board feels that our 2018 planning was close to the actual expenditures. We were under budget and that was good. So some minor tweaking with a little more here and a little less there and wallah we have our 2019 budget. The nicest thing about our budget is there will be no increase in the monthly fees!

I will let you get back to your busy schedules with a thought on what is becoming our most complained about issue, parking in the streets. If you need to park in the street make it a short stay and have your neighbors and emergency vehicles in mind in your placement of the vehicle. Expect to receive violation letters and fines if you can’t abide by those two items. Remember large vehicles and trailers are not permitted in the subdivision and any parking of them has to approved by the Board prior to and removed promptly after the allotted time allowed.

Open Board Meetings

The December Open meeting was held on Dec. 4. This meeting combined the November and December meetings together to better fit the Board members schedules. The regularly scheduled December 17 meeting is canceled. The next meeting will be Jan. 21, 2019 @ 7 PM. This will be our annual meeting where ballots will be counted by CMA and a resident volunteer(s) and announced if we have a quorum of votes. Once that is established the 5 Board members selected will go into executive session to select the Board Officers, (President, Vice President, Secretary and Treasurer). Only emergency types of issues will be handled by the new Board if needed. The meeting will be adjourned and the new Board will select officer titles and those will be communicated to the residents.

Some Q&A will be discussed during the counting of the votes but the normal operation of an open meeting will not take place.

New Years Eve at the Clubhouse

New Years Eve Casino Night

What – Casino Games and Board Games and Celebration
When – Dec. 31
Time – 8 PM to Midnight
Cost – $5 per person to help cut the costs of raffle prizes and casino personnel.
Where – Centennial Commons Clubhouse
Bring – Your drink of choice and a snack to share with others. The HOA will provide a ham and buns.
Games – White Tie Casino will provide 2 Blackjack tables and a roulette table and dealers.
Other Games – not casino related will be played also i.e. rummy cube etc.
Each participant will be given the same amount of chips to gamble.

The games will end at 11 PM and prizes will be raffled off and award(s) for best gambler(s) luckiest person(s).

We will watch the ball drop on the big screen at midnight and smooch our favorite person and hug our neighbors (optional).

Clean up and conclusion of all activities shortly after midnight.

Landscaping News

4 Seasons will likely be blowing leaves into the third week in December ahead of the 2nd pine straw distribution scheduled to start the week of December 17. The yard crew will be here only a couple of days per week for the next 3 months.

The contractor for pine straw will be hauling the bales in multiple loads in stake-side trucks and off-loading them in piles along the roads. They may spill onto the edge of the roads or the sidewalks but they will get it cleaned up as they spread them out. They will tuck the straw into your beds after the applications. We ask that you be patient as they work thru this.

Our 1st turf application of 2019 will likely be a liquid pre-emergent for weeds and that won’t occur until February.

In other news we had a contractor remove four tall Arborvitae trees on either side of our 2 entrance signs and he removed a bush that was blocking our view of Woodstock Rd. on the uphill side as you leave the subdivision for better visibility and safety.

SEPTEMBER 2018 – President’s Letter

SEPTEMBER 2018 – President’s Letter

I’m sending out September’s letter early as we just finished our August open and executive meetings. We had about 20 people attend and that includes the Board. We have 300 homes and represented at the meeting were about 15 homes. That’s only a 5% attendance, so it’s important that we (the Board) share the information discussed at those meetings.

The vitally important things facing the Board are our next year contracts for the pool and landscaping. Both of these will be reviewed by the Director responsible and then presented to the full Board for approval. Our 2019 budget can be formulated based on those large expenditures.

We just completed a reserve study, and although we are still sifting through all the information presented, it seems we are in a very good financial place for the next five years. Although the study does call for a $5 increase in the yearly fees five years from now. That would mean a .50 cents per month increase. As that date approaches, the Board in place at that time will have to make a decision if it is needed.

The Board is also seriously considering a new legal team for next year as we are not pleased with the results and cost of the current legal group.

A couple other agenda items will be developing a fine schedule along with punitive measures for those that do not follow the covenants and or our policies. Adding to that will be fine tuning our leasing program to address renters who are unable to handle living in an HOA community. This will include eliminating the homeowner or leasing company from renting in our subdivision.

All in all this year has presented no real big problems although landscaping has been problematic throughout the year. Most of this stems from being able to maintain adequate help. We have been told this is not just our issue but has affected many landscaping companies this year.

That’s an overview of what is going on and I will touch on some detailed information in the rest of this newsletter. Football season is here and I hope all of our teams do well. Enjoy the long fall season as I especially do in this area of Georgia.

CCHOA Bear: Email from Resident

Today the board received an email from a resident on Centennial Commons Bend.  As we all hoped our community bear moved on, he/she has not.  Last night, she was able to snap a photo of him looking into

Backyard window.  Again, we emphasize to not leave bird seed or any other food out.  Make sure garbage cans are securely stowed away.  Beware in the evening hours.

Easement Update

As you can tell the construction has begun big time to the right of our entrance. The developer has taken down the clump of trees on our common property that was blocking our view to the right as you exited the community. That was a huge safety bonus for our subdivision. The 17 or 18 homes being built in the area will be priced above $300k and that should certainly raise our home values. They have completed tapping into our sewer system and this ended up being a non-event…

Pool News

Pool season is winding down. The pool hours changed after the Labor Day Weekend.  The new hours will be 9 AM to 8 PM.  Also, the lifeguards will no longer be available. The pool volunteers will test the water twice daily along with inspecting the pool at opening and closing times. The pool will close for the year on Sept. 30. I hope you were able to enjoy the pool this season.

Landscaping News

We have noticed a new weed called Dove weed in the yards along Centennial Commons View. We have directed 4 Seasons to spray this weed as they find it in the next turf treatment.  Unfortunately, this treatment will cause a temporary yellowing of the surrounding lawn but it will not kill the grass.  

Landscaping News – Broken Mantles in Lamppost

Several complaints have come up over the summer regarding the broken gas mantles caused by mowers hitting the lamppost. The best solution for this is to place garden rock or flowers around your post. If the mowers stay far enough away from the post they will not bump it. Also, there will be fewer complaints that the grass is too high around the posts. Be sure to fill out an ACC request before doing though so you can get approval for this work.

Landscaping News – Tree canopies

Some trees are so large; they are beyond what landscapers can do. 4 Seasons will trim up to 10-12 feet. Any additional thinning of the crown of the tree or removal of branches above the 10-12 feet limit is the responsibility of the homeowner.

Landscaping News – Shrubs

Many of the homes in the subdivision are now old enough that front and side shrubs are crowding out each other and causing some of those old bushes to die.  If you have this situation it is your responsibility to remove and replace these after getting ACC approval.

Landscaping News – Large Golden-thread False Cypress

Many of you have these large shrubs in your front yard and they may be looking very gangly with wild tops. 4 Seasons used to trim these as a matter of practice but about 4 years ago they discontinued that practice unless otherwise specifically and personally directed by the homeowner.  If you want them trimmed you must call our Representative Shawn Lesko at 404-822-5771 and make an appointment to meet with him to discuss your specific needs.

Paper Delivery

There have been some complaints about the Sunday ad papers that are delivered. If you don’t want these ads delivered, call them (AJC) at 404-522-4141 and tell them you want to cease delivery. They will stop delivering.

Changes in Renting the Clubhouse

A new rental form is on our website. A new Clubhouse Rental Form has been posted on our website for you to fill out if renting the clubhouse. Some holiday weekends that fall during pool season will limit the size of rental participants due to the need for parking spots for our residents. Be aware if you are trying to rent the clubhouse during those dates and have a large party function you will be denied a rental agreement. We will try to keep the calendar updated to indicate those days so you will be aware of them. Before asking to rent the clubhouse you should first check and see if it’s available on the calendar.

A few other changes include the hours to hold your event which will be a maximum of 6 hours. You will still be given all day access to set up and clean up but the event hours will be limited to 6 hours. Why? We have found events running long have built-in hazards especially if there are children and or alcohol involved. Children tend to get bored after a while and will create their own fun with whatever is available when other activities are not provided. Alcohol use after 6 hours is not safe for anyone and we don’t need the resulting problems that come with that. Additionally, when we looked at other community rentals they limit their times to 4 hours or less.

Changes in Renting the Clubhouse Cont’d

You must leave the clubhouse no later than 11:59 PM. If you overstay your time you could lose your deposit or be charged, at the least, another day rental.

Also, the furniture must stay in the clubhouse and not be put outside the clubhouse. The rolling chairs were purchased at over $700 apiece and we do not need them outside and being used as toys. If you are having participants i.e. young children you may want to use the fold-out tables and chairs for their use.

When you rent the clubhouse, you are responsible for the heating and cooling system.  Make sure to return to its original setting. If you change the temperature the system will accommodate your desire and eventually return to the settings we have established when not in use. If you change the temperature and hit “hold”, that temperature will continue until someone releases it. This causes an unnecessary cost to all of us because of the renter not releasing the hold. Your compliance in this is expected and could affect your $200 deposit.

Additionally, if you do damage to the facility we need to know immediately. If you don’t notify us we may not be able to repair the damage because of the amount of time that has elapsed, especially with stains. In those cases, you will be assessed the cost of either replacing the property or fixing it.

We believe these changes will preserve the investments we made in the clubhouse and will provide better guidelines to the homeowner renting the facility.

Pickle Ball

The pickleball group has suspended playing on Saturdays at 9 AM as they try to get more players. If they start back playing the new hours may be pushed back to 10 AM. You can find out more about this group on our website. You can email Bob Dougherty @ bobron6@bellsouth.net for more information. New players are welcome. Paddles and balls are provided.

Bunco 6:30 PM

Bunco will resume on Sept. 22. Please bring $5 to play and a dish to share and whatever type of refreshment you’d like to drink while playing. Bunco is a simple dice game and can be easily learned during the playing of the game.

Free Library

In the walkway to the fitness room, a bookcase is full of books. The smaller one has children books. You may take a book to read or you may leave a book for others to read. Feel free to use this trade-off. Tracy Gibson is the owner of this process you can contact her at tracy@ink-jam.com

JANUARY 2018 – President’s Letter

LETTER FROM THE PRESIDENT

Happy New Year!!! The Board wishes a blessed 2018 for all our residents. Thanks to all of you who helped make 2017 a good year for the HOA. This letter consists mostly of voting information. Your HOA needs your vote. Our covenants require a 25% participation of our 300 homeowners which would be 75 homes. Unfortunately, not all votes will be able to be counted for one reason or another. So it’s always good to have more than needed to ensure we have the required votes. Thanks in advance for taking the time to vote.

The Board will meet in executive session before voting day to handle some ongoing issues. The only open meeting will be on Jan. 22. This is the fourth Monday of January vs. our normal third Monday scheduled date. This is due to all our Board members not being able to attend on the scheduled date. The correct date and time for this meeting is posted on the bulletin board at the entrance of the community. A sign will be posted sometime the week before the voting takes place to remind everyone. Annual Meeting Reminder

Recently (December, 2017) homeowners should have received an annual meeting reminder in the mail. Inside the letter should be an agenda for the meeting on January 22, 2018, a proxy and a 2018 estimated budget. If you haven’t received this you need to contact CMA immediately to get your copy or we will have copies at the clubhouse on Jan. 22, 2018.

Board Election January 2018

Please vote!!!! We will need over 75 residents to vote on or before January 22, 2018, on the enclosed proxy that came with the mailing of the annual meeting reminder (there will be copies of the proxy at the clubhouse and a board member to help you if needed).

Once filled out you can:
1. Drop it off at 5247 Centennial Hill Drive at the HOA mailbox by the garage,
2. Send it to CMA,
3. Drop it off or fill out a copy provided at the clubhouse between the hours of 7 AM and 7 PM on Monday, Jan 22,
4. Bring it with you to the meeting, if attending, and give it to someone taking the proxies.

Proxy information – If you are not attending the meeting, you will need to leave the top line blank on the proxy:

  1. The Board then will vote your selections, or
  2. You can appoint someone that will be attending the meeting as your proxy holder. If you write someone’s name in there they have to be a resident in good standing (i.e. current with their fees), they must attend the meeting, and they must be present at 7 PM.

You are able to vote for the current Board listed on the proxy or you can write in a candidate(s) on your proxy. No more than 5 names can be selected or written in. If we have the appropriate number of votes we will have CMA and a volunteer(s) who will count the votes from the proxies and the 5 persons who garner the most votes will be the 2018 Board. Cars parked in Clubhouse Lot

Any cars parked in the clubhouse parking lot without permission will be tagged and if left overnight can be towed. If you have to park yours or another vehicle for whatever reason, you need to contact a Board Member or leave a note in your car that someone can see and read that addresses your issue and who you are and when you expect to move your vehicle. We understand homeowners will have occasions where they have to have extra parking space, but without prior approval, you are taking a chance that you will be parking in the lot when we have an event planned. In that case, we may tow even if you leave a note in the car. It’s best to notify the Board of your intent and get prior approval.

Late payments

I’ve added this again as we have had some residents recently who try to rent the clubhouse and were delinquent. If you are late with your payments your access to the benefits of the subdivision will be suspended until you become current. This includes access to the amenities including clubhouse rentals. If you continue to fall behind you will be turned over to collections by CMA. If you have come under tough financial conditions you can call CMA and work out a payment plan until what time things are better financially for you. This will keep you from being sent to the collection agency. Remember this help is not a way for you to avoid paying. It is assistance during times when you are struggling to meet your commitments. CMA will require you to define your relief time and payment structure.

Homeowners must be present with any visitors using the amenities If you or your family bring or allow visitors to use the HOA amenities some adult from your household must be with them continuously while they are using the amenities. We have had numerous occasions of visitors who are unaware of our rules and become offended when we tell them to follow the rules and procedures. Please help us with this issue.

AT&T Construction

As you are aware the cable/phone company AT&T was laying fiber throughout our community. We have had questions on who to contact if there are issues with the work being done. The number is 855-520-1757.

Easement Update

Work on the new subdivision was planned to begin November 1. The developer states that he will begin sometime in early 2018. The easement work may include some partial lane closures at the entrance to our community. We will communicate that when it is close to happening.

Bunco

Next Bunco is Saturday, January 13th at 6:30pm in the clubhouse.

Bunco is a simple dice game that is played once a month on a Saturday at the clubhouse. Based on your luck at rolling dice determines if you’re a winner. You rotate from table to table changing partners and we take breaks between the 4 games to socialize. Meet and greet is between 6:30 and 7 PM. At 7 PM we start rolling dice. If you’re interested in some fun and a chance to get to know some neighbors, bring $5 a person, your favorite dish to share with others and your own drinks to join in the fun. Watch the bulletin board at the entrance for the dates. We usually finish around 9:30 PM.

Christian Video Study Group

Starting January 17th – Christian Video Study Group for Centennial Commons residents (nondenominational) will be held on Wednesdays from 7:00-8:30 pm. If interested, contact Sirena Courtney at sirenacourtney@yahoo.com.
